MORGANTOWN — Buoyed by the growth potential of WestRidge Business and Retail Park, the developer of Black Bear Apartments in Granville hopes residential lightning will strike twice.
The Village at Sugar Maple Ridge, off Soloman Road, is a $60 million development of 220 townhomes being developed and constructed by AB Contracting Inc. of Point Pleasant, the company behind Black Bear Apartments.
“We believe Morgantown is shifting and growing,” said Brandon Bell, vice president of AB Contracting.
And people want convenience, said Pam Myers, of KLM Properties and exclusive listing agent for the new housing development.
“Everything is on site,” she said.
The new development’s clubhouse includes a saltwater pool, full workout room and yoga studio with interactive mirrors. There is also a full kitchen, complete with a long table in a private room.
“One of our buyers had her Thanksgiving here, because she did not want to have everybody in her house,” she said.
So far, four homes have been sold in the development, said Myers, who is making another home available once one has been sold.
“I don’t want to flood the market,” she said.
Homes in the development start at $229,000 and increase to $343,000 for the largest floor plan. Four plans are available. These include the Molly, the smallest at 1,100 square feet; followed by the Morgantown at 1,836 square feet; the Macie, 1,944 square feet, and the Sugar Maple at 2,665 square feet. The Sugar Maple plan has four to five bedrooms; the other three plans have three bedrooms each. All homes come with a one-year builder’s warranty.
“AB stands behind its work,” Myers said.
All of the plans have two-car garages with unfinished rooms over them, as well as dual fuel heat — gas heat on the first floor and an electric heat pump on the second floor. Ceiling fans are in each of the carpeted bedrooms.
The downstairs floor is vinyl plank. The large, open kitchen in each of the plans includes a stainless steel range, microwave and dishwasher. Buyers are responsible for purchasing their own refrigerators.
Oversized staircases — easier for moving large items, Myers said — connect the first and second floors. There are large closets in each of the bedrooms, complete with ample shelving. Screened porches can be built in the back of each townhome for $12,500, while covered porches can be built for $11,000.
Other upgrades to each of the plans includes a finished bonus room in the Morgantown plan for $18,000, and a third floor finished bonus room in the Sugar Maple and Macie plans for $19,500. Also, sliding shower doors in the master bathrooms are available for $1,100.
Housing association fees at Sugar Maple Ridge are $1,800 a year. This includes use of the clubhouse facilities, as well as grass cutting and snow removal.
