MORGANTOWN — It’s likely taken a little more time and effort than initially anticipated, but the new Bruceton Farm Services (BFS) location on Brookhaven Road is a go.
According to a representative of the project, the gas station and mini-mart will include a Dairy Queen with a drive-through.
The approximately 6,000-square-foot main building will sit about 100 feet off Brookhaven Road. Between the building and the road will be six fueling stations (12 pumps) under a lit canopy.
On Wednesday, the Morgantown Board of Zoning Appeals provided BFS variance relief as it pertains to the location of the fueling station canopy, the maximum setback of the principal structure and the required 10-foot landscape buffer.
Howard Goodstein, representing BFS, said the variance requests were made necessary by industry standards as well as the odd configuration of the property at the corner of Earl L. Core and Brookhaven roads, near the park-and-ride lot.
The city board agreed, noting the 10-foot landscape buffer will actually be in place, but comprised of a new six-foot sidewalk and appropriate landscape materials.
The project dates back to 2021, when BFS purchased the four parcels that make up most of the roughly two-acre site and successfully petitioned the city to rezone the property from R-1 (single family) to B-2 (service business).
At that point, the project kind of fell off the public radar.
During April’s meeting of the Morgantown Planning Commission, Development Services Director Rickie Yeager said BFS was able to acquire a small piece of adjoining property from the West Virginia Division of Highways in late 2023.
Earlier this year, that property was annexed into the city and rezoned B-2.
